3. What are the payment plans?

- Smart Plan (Outright): N630,000 ( Outright payment) .
- Flex Plan (Installment): N7000,000 at N100,000 (first Installment), Balance spread over 20 months @ N30,000 monthly.


4. What other payment do I make apart from the payment for the land?

Survey plan: N130, 000 (subject to review)
Legal documentation: N20, 000
Value added tax (VAT): 5%
Development levy: N500 (five hundred naira) per square meters


5. What is the size of a plot?

648 square metre OR 60 x 120 feet


6. What type of title does Havilah Park and garden have?

Land purchase agreement /irrevocable power of attorney donated by the customary owners, Registered Survey plan and approved layout plan.


7. What do I get at my first payment of the land?

Invoice, receipt/statement of account, deed of contract, and congratulatory letter. Letter of allocation, survey plan, deed of assignment, free architectural design and estate covenant will be given after completion of payment.


8. When will my plot(s) be allocated to me?

After full payment for the land, survey fee and legal documentation.


9. What happen if I cannot complete payment OR default in the payment of monthly subscription?

You will get a refund less 20% administrative expenses, but note that no refund after completing 50% of total cost.(see REFUND POLICY on our website www.sterlinghomesltd.com)


10. What happen if a lesser or bigger size of land is allocated to me?

In the case of a lesser size of plot, a sum equivalent to the size of shortage in metres multiplied by prevailing Price per square meters will be refunded. And in case of bigger size, a sum of equivalent to the size of excess in metres multiplied by prevailing price per square/metres will be demanded.


11. Is there any encumbrance on the land?

The land is free from every known government acquisition and no adverse claimant.


12. What will the development levy be used for?

Provision of drainage, electric poles & strings for the distribution of energy and recreational facilities


13. Is the Road to the Estate good and Motorable even during rainy season?

Yes, the road to the estate is very motorable and accessible even at the peak of the rainy season.


14. Who will be responsible for Building Approval?

Individual will be responsible for the cost of building plan approval or through JEWELS CONSULT LTD, the asset management arm of the company, this will attract processing fees.


15. Does HavilahPark & Garden have a certificate of occupancy(C of O)?

Bluebricks construction Company Ltd, the construction arm of the organization has concluded arrangement with the company projects partners to deliver infrastructure within the Estate.


16. Who will be responsible for the provision of infrastructure within the Estate?

The land is free from every known government acquisition and no adverse claimant.


17. Who is the developer of Havilah Park & garden?

Sterling homes Limited with the consortium of project partner


18. Can I pay a deposit and pay the balance any time within the duration of tenure chosen e.g. one year?

After the payment of initial deposit, you are expected to pay the balance monthly, non-payment monthly as at when due will be treated as fundamental breach of contract which can result to termination or revocation of the contract.


19. Does Sterling Homes Ltd charge interest on the balance of payment?

The transaction is interest free.


20. Is there any restriction to the type of building I can build on my Land?

Yes, you are limited to building residential houses within the area designated as residential and commercial houses on area designated as commercial. Provision of shops in residential houses and building of tenement house type (popularly known as face me/face you)is not permitted.


21. Is there any time limit to commence work on my land after allocation?

Allotees are encouraged to take possession and develop their plot within a year of allocation in order to control weeds; also in case where the land is left unkept, the developer will come to keep the land tidy and expenses incurred will be transferred to the subscriber.


22. Who will be responsible for the management of the entire Estate

Bluebricks Construction Company Ltd in conjunction with HavilahPark and Garden occupant Association will be responsible for the management of the entire estate.


23. When do I pay development Levy?

After full payment and allocation of your plot. However this should be paid in full before development on your plot is complete.


24.How can I make payment?

All payment must be made into our Bank account.
